We are buying the asset direct from the lender for $9,500,000. who foreclosed on a $20,000,000 loan they placed on the property.

The Remodel Budget is $3,487,300. And Startup allowance is $500,000.

For an all -in cost of $14,247,800 completed and cash flowing the property will have

a value of $30 to $35,000,000 million

Our plan is to convert the 100 bed facility to 84 studio apartments for seniors, provide

Basic assisted living services with an allowance for meals.

With the current zoning and floor plan layout we can up grade the services to Skilled Nursing, Memory Care and Behavioral Health care as we move along where the rates are much higher, however the initial plan is to get the Facility up and running as soon as possible at the minimal cost to achieve positive cash flow.

Location Overview

Sun City location presents some of the strongest senior demographics in the country with 74.4% of the population consisting of seniors age 65 and above.

Prime location along Thunderbird Boulevard is a major thoroughfare in the area and is in close proximity to Banner Boswell Medical Center.

Acuity Specialty Hospital of Arizona at Sun City is located on the southwestern side of

North Thunderbird Boulevard, about 12.1 miles north of the I-10 interstate and about 0.6 miles northwest of the intersection of US-60 and Del Webb Boulevard. The facility is less than two miles from downtown Sun City in the western portion of town. Immediately nearby is the Agua Fria River, Sun City Lakes West Golf Course, numerous planned developments for seniors and retirees, and a branch of Arizona State University.

The facility’s location provides convenient access to an abundance of the area’s community services and amenities; including four hospitals within a seven-mile radius, such as Banner Boswell Medical Center (0.9 miles), Banner Del E. Webb Medical Center (5.5 miles),

Abrazo Arrowhead Campus (6.4 miles) and Banner Thunderbird Medical Center (6.9 miles).

Other healthcare providers in the area include West Valley Veterans Center, Kindred Hospital

The proposed rehab consists of new kitchen equipment, new hvac system with individual room controls and filtration, , updating all bathrooms and showers new floor coverings, electronic surveillance cameras and security systems update lighting with led, video inspection of all sewer lines updating plumbing and sprinkler systems, update electrical systems and telecomunication systems, remove and replace all flooring, repair drywall and wall covering roofing , up date exterior landscape and sprinklers, resurface the parking lots, re-signage, update oxygen supply system update suction system, repaint interior and exterior, update and re-lock and key all doors, remove and replace electrical an plumbing fixtures as required, update all fire suppression systems to meet new code requirements, remove and replace wind and doors as required, new window shading and coverings as required to meet current code requirements, update the sta generator, replace the hot water boiler,install new cabinets and appliances as needed.
